Construction is completed at Ellison Mallard Creek, a 397-unit apartment community in Charlotte, North Carolina. McShane Construction Company provided construction services for the development on behalf of Flournoy Development Group.

“We are thrilled to celebrate the completion of Ellison Mallard Creek, a thoughtfully designed community that brings high-quality living spaces and outstanding amenities to Charlotte,” shared Dave Meadows, Vice President & Regional Manager at McShane. “This project is a testament to our strong partnership with Flournoy Development Group and our shared commitment to delivering exceptional multi-family communities.”

Designed by Dynamik Design, Ellison Mallard Creek incorporates five apartment buildings and 10 townhome-style buildings on a 24.6-acre site. The wood frame buildings feature attractive brick and fiber cement siding exteriors.

Offered in one- to three-bedroom floor plans, units boast high-end finishes including luxury vinyl tile flooring, quartz countertops, and stainless steel appliances. Select units offer private balconies or patios, flex den/office space, and mudroom storage areas. The townhome units offer attached garages that are pre-wired for electric vehicle charging. Additionally, 10 units contain a downstairs workspace in which residents can have an office or small storefront.

The property offers generous community amenities including a resident lounge with gaming and entertainment areas, a state-of-the-art fitness and wellness center, a co-working lounge with private workspaces and conference rooms, a hobby and art studio, and a market. Outside, tenants can also enjoy a heated resort-style pool, courtyards with fire pits, gaming, grills, and hammocks, and expansive green space. Pet owners can take advantage of a dog park and pet spa. The site offers four freestanding garage buildings as well as surface parking and electric vehicle charging stations.

McShane is currently underway with construction on three additional multi-family communities for Flournoy Development Group: Ellison Cool Springs, a 332-unit development in Franklin, Tennessee, District Eastside, a 252-unit development in Greenville South Carolina, and District South, a 461-unit development also in Greenville.

It is crucial to manage change in construction to ensure it does not negatively impact a project’s budget or schedule. Pre-construction services play a vital role in this by identifying opportunities to improve efficiency, optimize costs, and streamline construction before any physical work begins.

Pre-construction is more than just planning. By performing value engineering, we find better ways to build and select the most efficient systems to avoid unnecessary costs or delays once construction begins. During the review of early architectural conceptual plans, our experienced pre-construction teams assess potential design alternatives and make recommendations that align with project goals.

An example of this is a multi-story manufacturing facility that was initially designed as an all-precast structure. Through pre-construction analysis, it became evident that switching to a structural steel system would not only be more cost effective but would also speed up the installation process. By making this adjustment early, our client saved tens of millions of dollars and significantly reduced the project timeline. This proactive approach added immense value at little to no additional cost during pre-construction.

For build-to-suit clients, pre-construction services are particularly beneficial because they allow for a customized approach that aligns with the specific operational needs of the business. Whether it’s new construction, a build-out within an existing building, or an expansion of an existing space, understanding these needs from the outset ensures the building is tailored to support business objectives, thereby reducing costly revisions later in the construction process.

Ultimately, pre-construction mitigates change by ensuring value-driven alternatives are identified and informed decisions are made early in the development process. The result is schedule and cost savings, enhanced project efficiency, and buildings optimized to meet businesses’ long-term needs.

Construction is completed at Nollie, a 219-unit luxury multi-family development in Tempe, Arizona. McShane Construction Company delivered the project on behalf of repeat client Milhaus. The Qualified Opportunity Zone (QOZ) development is positioned on a 4.5-acre site and is composed of two four-story wood frame buildings.

“We are proud to have partnered with Milhaus to bring this development to life,” shared Scott Salyer, Vice President & Regional Manager at McShane. “Nollie provides residents with modern living spaces and top-tier amenities that enhance the community’s overall appeal and will offer great value for this Qualified Opportunity Zone for years to come.”

With designs inspired by the Arizonian desert landscape, apartments are offered in studio, one-, and two-bedroom floorplans. The open-concept apartments feature eat-in kitchens with large islands, quartz countertops, and stainless-steel energy-efficient appliances. Units also incorporate large kitchen islands, quartz countertops, nine-foot ceilings, tile shower surrounds, and in-unit washers and dryers. Additionally, there are five live-work spaces with their own street-front entrances, perfect for microbusinesses and entrepreneurs.

The development boasts 6,000 square feet of amenity space encompassing a 24-hour fitness center, bike storage, resident lounge, game room, co-working spaces, and rentable office space. Outdoor amenities include a swimming pool with a sun deck, aqua lounge, kitchen, grilling area, and 12 electric vehicle charging stations. Nollie is a pet-friendly community that also offers a pet spa and bark park.

Designed by CCBG Architects, Inc., the exterior incorporates a mixture of stucco, fiber cement board, standing seam metal panels, and brick veneer.

Earlier this year, McShane delivered Northbend, a 310-unit multi-family development in Tempe, for Milhaus and Banyan Residential, and is currently underway with Alanna, a 320-unit development in Phoenix, for Milhaus.

Designed by Mann Parsons Gray Architects, the community integrates 25 single-story townhome-style buildings with four to six units each. The wood-frame homes showcase attractive facades of vinyl siding and stone veneer.

Each apartment offers a spacious two-bedroom, two-bathroom open concept floor plan complemented by a private attached two-car garage and a personal patio. High-end finishes and features include stainless-steel appliances, granite countertops, luxury vinyl tile flooring, and full-size washer/dryer hookups.

On-site amenities are comprised of thoughtfully designed green spaces, pet waste stations, and designated guest parking.

McShane Construction Company’s Southeast regional team was selected to build a 461-unit multi-family community in Greenville, South Carolina, for repeat client Flournoy Development Group.

“We are thrilled to partner with Flournoy Development Group once again to bring this dynamic and thoughtfully designed community to Greenville,” commented Dave Meadows, Vice President & Regional Manager at McShane. “This project represents an exciting opportunity to deliver an elevated living experience and amenities that align with the growing needs of this community.”

Positioned on 21 acres along Tanner Road, the development will integrate five four-story apartment buildings to include 13 retail spaces, 12 townhome buildings, and three carriage home buildings. The wood frame buildings will feature facades consisting of fiber cement lap siding, panels, brick, prefabricated metal canopies, and standing seam metal roofs.

Community amenities will include a grab-and-go market, state-of-the-art fitness and wellness center, fully supplied hobby room, dog park and pet spa, car wash, mail room, and more. Residents will also enjoy a resort-style swimming pool and pool courtyard and outdoor grilling and entertainment areas.

Units will be offered in one-, two-, and three-bedroom layouts, boasting quartz countertops throughout, stainless steel appliances, and luxury vinyl plank flooring.

Completion of the development is scheduled for March 2027. Dynamik Design is the architect, and the community will be managed by Flournoy Properties Group.

McShane is currently building three additional multi-family developments for FDG: Ellison Mallard Creek in Charlotte, North Carolina, Ellison Cool Springs in Franklin, Tennessee, and District Eastside, also in Greenville.

Positioned on 19 acres in downtown Kennesaw, Georgia, The Lacy at South Main is part of a greater mixed-use community that also incorporates 44 townhomes, a retail outparcel, and a linear park space. Standing at four stories tall, the wood framed building boasts a façade of brick and fiber cement siding. There is also a precast parking garage attached to the building.

Offered in expansive one- to three-bedroom floorplans, units feature wood-inspired plank flooring, elevated ceilings and doors, energy-efficient LED lighting, and a private balcony or patio. The kitchens will boast energy-efficient stainless-steel appliances, large kitchen islands, modern cabinetry, and tile backsplashes.

On-site amenities include a 24-hour fitness center, coffee bar, coworking spaces, and lounge. Outside, residents can enjoy a swimming pool, two courtyards, grilling stations, and a pet park. The site also offers controlled-access parking and electric vehicle charging stations.

The architect of record is Niles Bolton Associates.
